Frequently Asked Questions

Is mediation mandatory in Turkish tenancy disputes?

Yes. Since 1 September 2023, applying to a mediator before filing a lawsuit is required for disputes arising from tenancy. Eviction through enforcement proceedings is an exception.

When can a landlord evict a tenant in Türkiye?

Main grounds include the landlord’s or relatives’ housing need, a written eviction undertaking, two justified notices within one rental year, default, and expiry of the ten-year extension period. Each has its own deadlines and formal requirements.
